Purchase Terms of Ellis Point

Purchase terms

  • Each block of seven lots is being offered for $1,550,000.
  • There are four “blocks” available, representing the remaining lots within the Ellis Point community. Colors are as shown on the enclosed site plan.
    • Lot block #1 (yellow) – Lots #19, 20, 26, 37, 42, 50, 53.
    • Lot block #2  (blue) – Lots #21, 22, 27, 39, 43, 49, 55.
    • Lot block #3 (red) – Lots #28, 34, 35, 38, 44, 48, 52.
    • Lot block #4 (green) – Lots #23, 24, 25, 41, 46, 47, 54.
  • To secure a block, a buyer must submit a refundable deposit of $50,000, prior to 12/14/07. The deposit becomes non refundable on 12/21/07.
  • Deposits will be held in escrow.
  • Verification of purchase funds, or loan approval, must be submitted to E-Point, LLC by  12/21/07.
  • A buyer must be prepared to close on 2/15/08. 
  • All blocks are being sold on a first come, first served basis.
    • Completion of a short contract form, accompanied by a deposit, secures a chosen block.
  • Buyers must sign a management agreement to pay E-Point, LLC (1%-sales value of block or block/house package), at the settlement of each lot/house. This fee is in addition to any fee that they may be required to pay to Buyer’s broker/agent

Selling purchased lots of speculative homes

  • To help block buyers market their lots and/or homes,  E-Point, LLC will set up a fully furnished model home on lot #45.
  • The model may be used as a sales center, by any chosen realtor, or builder, for lot sales, or home sales, by all “block” buyers.
  • E-Point, LLC will:
    • provide professional marketing materials, site maps, site signage and lot signage to facilitate sales.
    • commit to keeping the sales center open through 2010.
    • suggest local real estate professionals to aid in lot, or home, sales.
  • “Lot Block” package buyers are welcome to pursue other options to sell their lots, lot/house packages or spec homes on the lots.
