Ellis Point Investment Summary

The project is being offered in four blocks, comprised of seven lots each per block.

  • Block of Lots: Each block contains a similar distribution of lots, all finished, including water front lots, bay front lots and park front lots. Each block is being offered for $1,550,000. 
  • Block of Lots Value: Each block has an estimated “quick sale” value of $2,000,000, and an estimated retail value of $2,600,000. Quick sale is defined as the price that the lots can be sold for in a soft (current) market. Retail pricing should be realized in a healthier, stabilized market.
  • Return on Investment: Assuming 75% financing, the cash-on-cash ROI should be between 81% and 93% for the quick sale investment scenario. ROI for the retail scenario will be between 193% and 222%. Returns include soft costs, and should increase for buyers that build and sell on the lots.
  • Licensed, approved engineering plans: Buyers of each lot receive design plans from Centex Homes. The plans cover three different models and three elevations per model. To maintain architectural and community design integrity, all homes must conform to these plans.
