Ellis Point Land and Lots

About Ellis Point
Ellis Point is a waterfront community near Bethany Beach, Delaware. It is located on White’s Neck between Holt’s Landing to the East, Cripple Creek Country Club to the South and Indian River Bay to the North and West. Ellis Point is secluded with a mile long private entry boulevard, yet only two miles from shopping and a short 7 miles to the town of Bethany Beach and the Atlantic Ocean. The Ellis Point enclave has 56 single family home sites, all serviced by public sewer and water. Because it is on a peninsula, all sites have big water and tidal marshland views.

Amenities include a pool, clubhouse, exercise facility and large private beach. Twenty four homes have been purchased and built. The remaining 29 lots, and the new model home, are offered at a highly discounted bulk sales price. E-Point, LLC has contracted with Centex homes to purchase the remaining  lots. Points to remember:

  • All lots are “ready to build” finished lots, graded with public sewer and water.
  • All sites/homes have spectacular eastern views of the Indian River Bay and the Holt's Landing State Park and northern and western views of the Indian River Bay. 
  • Home sales (24 units in the past two years) at Ellis Point, have ranged between $775,000 and $1,100,000.
  • All infrastructure and amenities are in place, including a clubhouse, pool, exercise facility, a wetlands bridge and large sandy private beach.
  • Ellis Point homeowners and visitors enter the project through a private, mile long, tree lined entrance road that leads out to the peninsula.

Lots and Availability

  • Each block contains a mixture of seven lots, with each equally desirable and of equal value.
  • Four blocks are available, labeled as – green, yellow, blue and red.
  • Homes will have views of the Indian River Bay (looking west and north) and of the Indian River Bay and the Holt's Landing State Park (looking south, east and north).
  • Generally, the further north that a lot is located, the wider the water, marsh and park views.
  • The model home is located on lot #45.

This investment opportunity is structured to take advantage of the current buyer's market in real estate. Risk should be reduced, and value created, by the history of prior home sales and the quality of the newly completed infrastructure and amenities. At previous pricing, in a soft market, the project has been successful. At the reduced price offering, continued success should be attainable.
